th, CREW Boston members were treated to a hard hat tour of 15 Necco, a 345,995 SF life science building in Boston’s Fort Point neighborhood. The event kicked off with a presentation by Naomi Mayeux, Senior Vice President, Development for National Development. Naomi presented the history of the site with GE and existing in-place permitting, acquisition strategy and partnership with Alexandria Real Estate, and successful lease up to Eli Lilly and Company, one of the largest pharmaceutical companies in the world, as the Lilly Institute for Genetic Medicine for likely one of the last speculative lab developments in the Boston market for the near future. The building includes state-of-the-art resiliency and sustainability features and is targeting LEED Gold Core & Shell, Fitwel Life Science, and WiredScore Platinum certifications. Members had the opportunity to ask questions about the project and share a discussion of their experience and challenges with on-site renewable geothermal energy.
Representatives from ND and John Moriarty & Associates (JMA) guided members throughout the building including the mechanical penthouse floors and the ground floor public spaces including a touchdown space, work lounge, street-level restaurants, and a fitness center. The property achieved substantial completion in November 2023, and Eli Lilly is expected to occupy the building this summer. Timing efficiencies were realized, with JMA completing the base building and tenant improvement work, saving nearly 18 months on the schedule.
After the tour, all attendees enjoyed networking and fresh cookies from the newly signed lease with retailer Revival Café & Kitchen, which is expanding into its fifth location.
